AI, Connectivity, and Capacity: How Digital Infrastructure Is Reshaping Commercial Real Estate

As artificial intelligence rapidly transitions from experimentation to enterprise adoption, demand on digital infrastructure is accelerating faster than traditional real estate and facility planning models were designed to handle. Power availability, connectivity, cooling capacity, and equipment lead times are no longer background considerations. They are becoming central constraints shaping where projects can move forward, how quickly facilities can be delivered, and which assets remain viable long term.

This year’s CoreNet Global WA Data Center Report event focuses on the real, current impacts of AI-driven demand on commercial real estate and the built environment. The discussion will explore how data center growth, cloud expansion, and AI workloads are pressuring regional infrastructure, exposing capacity limits, and forcing new approaches to site selection, design, construction, and operations. With a specific lens on the Pacific Northwest, the session will examine how owners, developers, operators, and AEC teams are responding to grid limitations, sustainability requirements, and the increasing need for flexibility and resiliency.

The goal of the event is to move beyond theoretical demand curves and into practical, market-informed insights that help CRE and AEC professionals understand what is changing now, where risk is emerging, and how to plan more effectively in an environment defined by rapid technological acceleration.

Why you should attend:

AI is no longer a future consideration for real estate and facilities professionals. It is actively reshaping demand, timelines, and feasibility across data center, industrial, and infrastructure-adjacent assets. This event provides attendees with a grounded, real-world understanding of how AI-driven growth is impacting power, connectivity, cooling, and capacity today, and how those pressures are influencing development decisions, capital allocation, and operational strategy. For sponsors, the event offers a timely platform to align with one of the most critical and fast-moving conversations in commercial real estate, while engaging directly with decision-makers navigating these challenges.

Who you'll meet:

Attendees will connect with commercial real estate owners and developers, data center operators, infrastructure and engineering leaders, facilities and operations professionals, and AEC partners actively involved in planning, designing, and delivering projects impacted by digital infrastructure demand. The event also brings together CoreNet Global WA chapter members who are shaping workplace, portfolio, and investment strategy across the region.

What you'll learn:

Gain insight into how AI workloads are changing infrastructure requirements and stressing existing capacity across power, cooling, and connectivity systems. The discussion will clarify where current bottlenecks are most acute, how regional grid and utility constraints are affecting project viability, and what facility strategies are being deployed to adapt to faster technology cycles. Attendees will also learn how sustainability, water use, and regulatory considerations are increasingly intertwined with infrastructure planning, and what future-proofing means in a market where demand growth is both rapid and uncertain.

We are excited to be holding this at Hitt again! During our networking session, they have a golf simulator we'll be enjoying, along with great food and beverages, and beautiful views from their terrace.
